House For Sale, by owner

In Lexington, VA

“Best view in Rockbridge County”

January  2014

3.17 acres, at 130 High Ridge Drive in Lexington, VA. One story brick with mostly finished basement: 3000 sq ft upstairs and 3000 sq ft in basement. Large open great room, with lots of south-facing glass and open to kitchen [especially suitable for large parties]. Four bedrooms, 3 full baths and a half. Carpeted downstairs including full bath, small office, furnace room and very large storage space.

The house structure is “ICF” ------ insulated concrete forms [6”of concrete plus 3” of insulation on each side of concrete walls] which, along with the brick siding makes the walls extremely strong and very well insulated [15” thick]. Geothermal heating and cooling [using five 100 foot wells] insures a low monthly electric bill.

There is another 1400 sq ft of storage space in the attic, accessible from a pull down ladder in one of the master bedroom closets. This space in very usable, having, lights, wood floor, and electric outlets.

There is a screen porch accessible from the kitchen and the guest bedroom. The house is almost surrounded with low maintenance decking [about 2000 sq ft], including a front porch with roof. A private deck is accessible from the two smaller bedrooms [we use these as offices].

The view is incredible. It has often been said by guests that this is the absolute best view in Rockbridge County. From the east we see the Blue Ridge Parkway and the Appalachian Trail. To the west we see the Alleghany Mountains with prominent views of House Mountain, Hogback Mountain, North Mountain and Jump Mountain plus the town of Lexington.

Hardwood floors have been installed throughout the house, including bathrooms. Anderson windows and doors have been installed through the house, with extra glass doors and windows facing south in the open rooms. The attached garage is 25 feet by 25 feet and includes Anderson windows.

The mostly finished walkout basement has carpet floor with large open space for TV, etc [great space for grandchildren and extra guests]. A window provides nice lighting and allows it to be used as a very large bedroom. A full bath plus a small office room is included. The rest of the large basement is currently used for storage. Plumbing has been installed for another bath or kitchen if desired. The basement could be made into an apartment for relatives, guests, or health care helpers. The basement is perfectly dry at all times. Heat and AC are available downstairs, but is normally turned off.

All halls and doors allow full sized wheelchairs.

The price is $698,000.
